The brand standard is not a preference

A hotel interior is judged against a document written by the operator, usually in another country, and enforced without much appetite for discussion. Dimensions, materials, finishes and often the manufacturers are set before the project starts. A substitution is not a value-engineering opportunity; it is an approval request, and it takes as long as it takes.

That changes what a furniture supplier is for. The job is not to propose alternatives — it is to deliver what the standard specifies, on a date fixed by a commercial opening, and to know early which items will not arrive in time so the approval conversation happens while there is still room for it.

We work to the standard as written, and raise the exceptions at the point they can still be solved rather than at the point they become the reason the floor is not ready.

Guest rooms

Casegoods, wardrobes, desks, seating and bedside — the items produced in the highest repetition and where a small defect multiplies by the key count.

Larger and usually bespoke layouts, where the room is not a repeated module and the furniture has to be made for it.

Corridors and lift lobbies

Casegoods made, loose furniture sourced

Guest-room casegoods are the part of a hotel most worth manufacturing. They are repeated across every key, they have to fit a room whose dimensions are fixed, and they carry the finishes the brand standard is most specific about. We make them at our own premises in Industrial ICAD III, Abu Dhabi.

Loose furniture is often the opposite. Where the standard names a product or a maker, sourcing it is the only correct answer, and where it describes a type, a vetted manufacturer already making it to that description will beat a bespoke run on both price and time.

Doing both means the decision is made item by item against the standard, rather than by whichever thing our business happens to be set up to do.

FF&E managed against the opening date

An FF&E package is a logistics problem wearing an interiors costume. Hundreds of line items, each with its own approval, its own lead time and its own shipping route, all converging on a building that is still a construction site until shortly before it is a hotel.

We manage the programme against approval schedules and site logistics, so occupancy dates are met without the last-minute compromise that shows up in the finished room for the next ten years.

Do you work to an operator's brand standard?

Yes, and we treat it as written rather than as a starting position. Where an item cannot be met as specified, we raise it as an approval question early, while there is still programme available to resolve it.

Do you manufacture hotel casegoods or import them?

Guest-room casegoods are manufactured at our own premises in Industrial ICAD III, Abu Dhabi, because they repeat across every key and must fit a fixed room. Loose furniture is sourced where the standard names a product or a maker.

Can you handle the whole FF&E package?
